Investment under write for £500m portfolio of leased car parks

TCPL was appointed by Davidson Kempner to provide the underwrite for the £500m acquisition of a portfolio of 88 NCP let car parks, located throughout the UK.

Our role included the following:

  • Operator and investment market analysis

  • Property inspection

  • SWOT analysis of individual assets

  • Assessment of current and future financial performance

  • Developing asset management plan for individual assets

  • Reporting to client with recommendation re pricing, asset management etc.

  • Preparing purchase report

TCPL’s input enabled DK to price competitively, with confidence, a beat Centrebridge, PGIM, Delancey etc. to acquire the property, since when, DK has realized significant value through execution of the business plan
