TCPL was instructed by Quintain to support their redevelopment of land around Wembley Stadium and Arena, including a new, 730-space MSCP and surface parking, totaling approx. 4,500 spaces, with the phased development programme and characteristics of land uses and parking demand they generate creating extremely challenging operating conditions.
TCPL fulfilled an advisory role that considered every aspect of parking provision, including the following:
Parking demand, including temporal distribution and dwell times
Strategy for optimising parking supply
Car park design
Strategy for the operation of car parks, informed by issues relating to yield management, efficiency, agreement with operator and contractual relations, operator capability and value
Optimal pricing structure
Revenue forecasting
Preparation of tender material required for ’auction’ of site-wide parking rights
Ongoing operational support, ensuring optimisation of every aspect of the running of the car parks across the estate pre-development and during construction
TCPL developed a strategy for the effective provision and operation of parking in what will be a very challenging environment, characterised by diverse customer groups and extreme peaks of demand.
